The categorical imperative is an idea that the philosopher Immanuel Kant had about ethics. For example: if a person wants to stop being thirsty, it is imperative that they have a drink. Kant said an imperative is . Kant used the hypothetical imperative to explain his ideas about the ethics of a categorical imperative. For example, it is not usually a moral choice when a person decides to drink water, no matter why they are drinking the water. If a person is very thirsty, then it is a hypothetical imperative that they drink the water. Instead of the hypothetical imperative, Kant said that the moral choices are governed by a categorical imperative. The categorical imperative is something that a person must do, no matter what the circumstances. It is imperative to an ethical person that they make choices based on the categorical imperative. Another way of saying that, is that an ethical person follows a . We can learn ethical maxims by applying the test of the categorical imperative. And he said we can live ethical lives if we use these maxims whenever we make decisions. The categorical imperative, hypothetical imperative, and the maxim can all be seen in the example of the thirsty man. A man locked alone in a room for one night, and he brought nothing with him except a bottle of water. The man has had nothing to drink all day and is very thirsty. We can call this man, . Some philosophers would say that the Thirsty Man's maxim is a reasonable one. Based on Thirsty Man's maxim, he will soon drink the water. A few minutes later a second man is brought into the room. Both men are told that they will be in the room all night, and that no one else will be back to see them until morning. Thirsty Man has not yet opened the water bottle. The new man has not had anything to drink for many days. The second man is clearly dying of dehydration. If he is not given water soon he will die. We can call this second man, . Issues of Analysis and Definition. More than most policy areas dealt with by political philosophers, the discussion of property is beset with.To be an ethical person, Thirsty Man believes he must at all times treat others the way he would want them to treat him. From the categorial imperative of the Golden Rule, Thirsty Man has adopted a maxim of . Thirsty Man tests both choices by comparing them to his maxim. He sees that it is imperative that he give the water to Dying Man. Thirsty Man gives the water to Dying Man. Dying Man drinks nearly the entire bottle, but then he chokes on the last sip. There is nothing Thirsty Man can do to stop the choking, and Dying Man dies. There are many philosophies of ethics, and many philosophers who have very different opinions. Some philosophers might say that it would have been ethical if Thirsty Man had kept the bottle for himself to drink. It was his bottle to begin with and he could do whatever he wanted with it. Other philosophers might say that Thirsty Man was ethically wrong to give the bottle to Dying Man because the water ended up choking the Dying Man to death. Kant's idea of the categorical imperative would say that Thirsty Man made the right choice, for the right reasons, and he made those ethical decisions in a logical way. An important part of Kant's idea is that the morality of a choice is based on why we make the choice (intention), and not based on what happens after we make it (consequence). Another important part of Kant's idea is that these ethical decisions are not rules or laws handed down to us (universal law or objectively true ethical statement). Kant thought that ethical decisions needed to be based in logic and reason (correct reasoning or deductive reasoning). Kant elaborated on these ideas by saying that we should treat other persons as persons and not as tools who can help us in some way. He said we should do this based on the ethical duty that all persons have to each other, an ethical duty which could be called a universal law. Kant's ideas about this universal law and the categorical imperative are important basic components of the philosophy of Absolutism. Divided Loyalties inside the Pentagon. Kimball International (KI) has its roots in the wood products industry of Jasper, Indiana. The original company was founded by W. W. Over the life of the company, forest land was acquired in Indiana and Kentucky. Changes in KI’s markets, however, mandated an assessment of KI’s capital assets. This study reports on the sale of KI’s 9,4. Indiana. It’s important to note the scales involved in this discussion. This limits the demand for Indiana forest land to residents of the state and adjacent metropolitan areas, or individuals with roots in the state. Data Source. The sale of 1. November 6, 2. 00. This analysis is based entirely on the publicly available information from the auction company including maps of the tracts, color aerial photos, acreage of each, brief descriptions of their positive attributes, and timber inventory data based on KI’s management units (not sale tracts).

The sale price for auction tracts was determined using the average price for the block of sale tracts purchased together. The stocking in MBF per acre for sale tracts was also determined by allocating the estimated stocking for each KI set of tracts to each sale tract in proportion to acreage. The bare land average value of $7. A and was estimated by subtracting the allocated timber value from the allocated timber value. These properties sold at a recent low point in the U. S. June 2. 00. 9 (Purdue Agricultural Economics Report, August 2. Given that all the tracts sold had some timber stocking, a price of $1,6. In addition, the poor economy at the time may have reduced the willingness or ability of potential buyers to enter this market. Contributing Factors to Sale Price. The theory that price per acre declines as size increases was tested by regressing the per acre sale price against the total acres purchased by a given buyer. There was a weak support for this theory. Addition of 1. 00 acres to a sale may reduce the price by $3. Figure 3). The data supported a stronger relationship between sale price and estimated timber value. Timber inventory data was available for 6. Timber value was estimated by multiplying the quality percentages reported by KI’s forester to prices per MBF of $1,5. No. 1 sawlog quality timber, $3. No. 2 sawlog quality timber, and an equivalent of $1. MBF for pulpwood. The allocated sale price for these sale tracts was regressed against the total value of timber indicating that each $1. Road access, adjacency to public land, and development potential are frequently cited as factors positively correlated with the value of rural land. The significance of these factors in determining the allocated per acre sales price was assessed. Adjacency to public land was expected to be positively correlated given the values assigned and the assumption that buyers were primarily interested in “rural retreats.” Development potential was expected to be negatively correlated with sale price per acre based on the assumption that buyers were looking for rural retreats at a bargain, not land for development. Surprisingly, sale price per acre was negatively related to adjacency to public land, road access, and development potential. Summary. The lack of transactions evidence not requiring allocation of the sales price and/or timber inventory data to the sale tracts casts doubt on the reliability of all results. All conclusions must take this into account. The auction data analyzed appears to indicate that buyers were able to purchase land at prices below retail. Reducing sales price by the estimated timber value indicates a low bare land value of $1. A. The analysis indicates that development potential had a negative effect on price because buyers were bidding based on a desire to acquire recreation land. The analysis of the contribution of timber value to total sale price did indicate that buyers factored the potential value of timber into their bids. It is doubtful that many bidders had timber appraised. However, it appears that they did view sale tracts closely enough to make a general assessment of timber quality.
